Find a Property

Before your start your search you should decide on your search criteria such as how much you are prepared to pay per month, the location and the amount of bedrooms you require, remember that letting is a much faster process than buying a property and you are only committing to a certain contract length which is a minimum of 6 months with our Assured Shorthold Tenancy agreements.

Your next step

Once you have viewed the property and you decide that you would like to rent the property, let us know as soon as possible. As rental properties can be let very quickly and we work on a first come, first served basis, we will ask you to reserve the property by paying a reservation fee which is equal to the first month's rent. This will ensure that the property is not shown to any other tenants and should you be excepted by the landlord, this fee is left in place as your first month's rent.  At this time we will also require you to pay £40 per person over 18 years old entering into the property. These fees are for credit referencing and administration services.  All referencing is carried out by an Independent company.

All card payments Debit or Credit are subject to a 2.5% fee


Your Application

When we receive the completed application forms back from referencing, we will process your application and may ask for further references from various sources and subject to the landlords instructions, we will then invite you to sign the tenancy agreement. (The final decision on successful applicants is always made by the landlord.)

Insurance

It is advisable that tenants obtain contents insurance for the property they are going to be renting as this will not be covered by the landlords insurance.

Tenancy agreement

Subject to the landlord allowing us to go ahead, we will draw up all the necessary paperwork including tenancy agreements.

Property Inventory

The landlord will meet you at the property and provide details on the condition and contents of the property (inventory) before you move in. Both the tenant and the landlord will receive copies of this.

Rental & Deposit

Prior to the start of your tenancy date a deposit and 1 months’ rent in advance needs to clear into our bank account.

Tenancy Deposit Scheme NI.

It is a legal requirement for the Landlord to register your deposit with the TDS NI. You will receive a TDS certificate within 28 days from the tenancy start date. You will need the Certificate reference number to obtain reimbursement of your deposit at the end of the tenancy.

Completion

Once the inventory check has been completed the Assured Shorthold Tenancy agreement has been signed and rent & deposits are in place, the keys will be handed over for you to move into the property.
